The POWER at this meeting was incredible!!

We had a great turnout!

Home Depot provided numerous prizes for us to raffle off to raise money for the Ronald McDonald House of Tallahassee.  We raised $230.00.  The Home Depot Pro Desk staff attended – Roberto (Proberto)Diaz and Ray Richardson from the NW Store and Wayne Childs from the NE Store.

1st speaker was Len Hardy from Tallahassee Lending Consortium.  The Tallahassee Lenders’ Consortium (TLC) provides down payment assistance from the City of Tallahassee to first-time home buyers.


Down payment assistance through TLC can pay for down payment, prepaids and all other buyer’s closing costs up to $7,125 for homes purchased in the City limits. If the client is in the very low-income category, down payment assistance can be expanded to $12,050 for homes purchased within the City limits, if needed. The loan is secured by a second or third mortgage loan at zero interest and no required payments. The loan is due and payable upon 1) sale, transfer, bankruptcy or foreclosure, 2) refinance of the first mortgage, 3) the borrower no longer occupies as primary residence or 4) maturity of first mortgage (not more than 30 years).  The house price can not exceed $141,000.00.

The Consortium offers post-home ownership education and counseling to each of our buyers after closing.

Despite some serious computer issues – we got the presentation going!

Thad and Felicia, along with being my business partners for 8 or so years, are also great friends.  Despite Thad working 50 to 70 hours a week as Director of Systems Sustainment Management Directorate for Redstone Arsenal in Huntsville, Alabama and Felicia running a real estate brokerage firm AND having a securities and insurance business on the side, Thad and Felicia not only invested in real estate but they also rehabbed real estate.  Together they built up an extremely nice retirement collection of rental properties and now in their early 50’s, they are retired and traveling.

There was plenty of time for networking, in fact, we ended up staying until 9:30 or so.  We then moved the meeting to the meeting after the meeting for pizza and beer.
