Welcome
These Terms of Use apply to the Tallahassee Investors Network (TIN) website, emails, and events. TIN is a free local community for real estate investors in Tallahassee, Florida, organized by Camille Duke and Mark Dobert. By using our site, joining our list, or attending an event, you agree to these terms. If you do not agree, please do not use the site or join.
Free membership
Joining TIN is free. There are no dues or membership fees. Membership means you are on our email list and welcome at our meetings. We may change, pause, or end any part of TIN at any time, and we may remove anyone from the list or from an event, for example for disruptive, abusive, or unlawful behavior.
Educational use only
Everything we publish or present, including our guides, newsletters, meeting talks, and conversations among members, is for general education and information only. It is not legal, financial, tax, accounting, lending, or investment advice. TIN and its organizers are not your attorney, accountant, lender, broker, or financial advisor, and joining TIN does not create a professional relationship of any kind.
Real estate laws, tax rules, and lending terms are complicated and change often. Before you make a decision, talk with a licensed professional who knows your situation, such as a Florida attorney, a CPA, or a licensed lender or real estate professional.
No guarantees
Real estate investing involves risk, including the risk of losing money. Examples, numbers, and stories we share are illustrations only, and past results do not predict future results. We make no promise that you will earn any amount of money or reach any goal. We also do not promise that our content is complete, current, or free of errors. You are responsible for your own decisions and for doing your own research.
Vendors, sponsors, and third parties
We may mention or list local vendors, sponsors, lenders, and other businesses in our emails, on our site, or at events. These listings are for information only. They are not endorsements, recommendations, or guarantees. We do not vet or guarantee the work, pricing, or reliability of any third party. Please do your own due diligence before you hire or pay anyone. Any dealings you have with a vendor or sponsor are solely between you and them.
Events at your own risk
You choose whether to attend TIN meetings and events, and you do so at your own risk. To the fullest extent the law allows, TIN and its organizers are not responsible for injury, loss, or damage that happens at or because of an event, including anything involving venues, other attendees, or vendors. Please follow venue rules and treat other attendees with respect. We may take photos or video at events for TIN use. If you prefer not to appear, tell an organizer.
Be a good community member
- Be honest and respectful in your dealings with other members.
- Do not use TIN to send spam, harass others, or promote anything unlawful or deceptive.
- Do not use member contact details for solicitation unless the member has agreed to be contacted.
- Do not use the site in a way that harms it or interferes with others.

The TIN name, logo, website, guides, newsletters, and other materials are owned by TIN or its organizers or used with permission, and are protected by copyright and other laws. You may read, download, and use our free materials for your own personal, non-commercial use. Please do not copy, resell, republish, or distribute our materials without written permission. Limits on our responsibility
We provide TIN and our materials "as is" and "as available," without warranties of any kind. To the fullest extent the law allows, TIN and its organizers are not liable for any indirect, incidental, special, or consequential damages, or for any losses related to your investing, your use of our content, or your dealings with other members or third parties. Some places do not allow certain limits, so parts of this section may not apply to you.
Florida law
These terms are governed by the laws of the State of Florida, without regard to its conflict of laws rules. Any dispute will be handled in the state or federal courts located in Leon County, Florida, and you agree to those courts' authority.
